Hello Darren,
Would you please explain what the drainage cells are exactly? It's great
Edyco has offered to include Home Warranty. Did BIRS's quote include the
'drainage' cells and Home Warranty?

Edyco Building are reluctant to include the drainage cells but have offered
to include Home Warranty Insurance as part of the proposed cost.

Edyco Building - $69,500.00 + GST
BIRS - $72,320.00 + GST
Apt 103 Terrace
Replace the terrace flooring of apartment 103. Repair the parapet walls of
apartments 103 and 104 (Information attached). Including Home Warranty
Insurance.
Quotation Summary
Edyco Building - $27,000.00 + GST
BIRS - $26,598.00 + GST
Edyco Building need to amend the proposals to include the additional scope
of works. Once received I will provide a copy. Thanks

I have looked over the quote and agree the price is reasonable. The closest
quotation I had was from BIRS for $72,320.00 + GST. There a couple of items
I would like to highlight:
1. Home Warranty Insurance doesn't appear to be included. I recommend
addressing this.
2. No drainage cells are being installed between the membrane and the
screed. The cells allow any water that gets under the screed to flow better
to the drain. I discussed this with Edyco during the site inspection and it
is not something they do or think is necessary. At the very least, it should
be installed around the drain's location.
3. As discussed at the AGM, the terrace of apartment 103 still requires
similar repair to address leaking into the bedroom. It would be beneficial
to have Edyco quote these works to be done in conjunction with the terrace.

Good afternoon members of the Body Corporate,
Edyco have a history of this type of work and I believe their quote is a
very competitive one. Winter is not too far away and I think we should
decide asap on the contractor. The tiles are a complete mess on level 7
west. I walked over the area a couple of weeks ago and they continue to
simply crack from their horizontal position and accumulate water. The tender
is very detailed.
Would everyone please approve this excellent quote asap.

Please see the attached images and floor plan for your reference. I don't
have the specs for the insulation, but you may get an idea from the photos.
The drainage cells were installed within the main deck area only. I don't
have any photos, but you have seen the sample in the planter box whilst
