For ease of review I have attached the two quotes in the one email.

The quote from Born to Plumb $47,095.00 including GST – includes retiling and waterproofing the whole of unit 305. Of which the Owner should be liable for as they were planning doing these works anyways. And as Darren has advised they want to completely redo the bathroom in unit 304.

The quote from Callums Corp is for $11,832.70 including GST – and only does the work that is required by the Owners Corporation.

As Unit 305 is currently unoccupied and the Owner is seeking from the Owners Corporation compensation for alternative accommodation (I will send an email with regards to this shortly), I would recommend scheduling the works ASAP.

Please urgently advise Darren and myself whether you will accept either of these quotes, or whether you would like a third comparable quote.

My inspection of 304's bathroom confirmed that it remains unrenovated. Attached is the quotation provided by Paul's contractors for $43,550.00 + GST. The main difference from the 1st quote is that it will involve redoing 304's entire bathroom not just the shower/bath area. This is the only way they will provide waterproofing warranty for both apartments.

The 1st quotation includes waterproofing and warranty for both apartments but if you are more comfortable with redoing the 304's entire bathroom I can go back to the 1st contractor for an updated quotation.

Hi All,
I’m sorry to hear Paul is having renovation problems.
It sounds very similar to the issues I had with my bathroom renovation in May 2019; water ingress on 2 walls and rust accumulation around and on the floor tiles. There had been no bathroom renovation next do and in fact the worst water and rust soaked wall has my wardrobe on the other side. I was told the floor and wall waterproofing had detiorated.
It’s fine by me If you wish to check the record of how the problem was rectified. Darren was, thankfully, involved in finding a solution.

I don’t have any records of unit 304 undertaking a renovation, when was this undertaken? From reviewing the report, the water ingress looks as though it may have been there was some time, and unlikely to be due to a failed membrane in a recent upgrade. If both the bathtubs are situated on the same wall it would be hard to clearly confirm/ascertain which “side” has caused the water ingress.



With regards to the request for “short term accommodation” I don’t know whether the owners corporation insurer will cover temporary accommodation in this situation, I will try to obtain some information from the brokers.

 That quote doesn’t seem to bad. My question is as follows. As the renovation to 304 is not that old could the fault of the water ingress be the fault of the renovation of 304 as such would it not be on their builders insurance.



Also could STM comment about our insurance and the accomodation for the owners during the renovation who’s responsibility that would be.

Please see the attached report which was provided through the fit out contractors.



We arranged an inspection of both bathrooms with one of our building contractors and he agrees that the repairs will be required and has provided the attached quotation for the following scope of works:

A304 Bathroom

- Decommission bathtub to bathroom

- Remove bathtub and store for reuse

- Remove and dispose of existing wall tile and fyrchek plasterboard



A304 & A305

- Remove and dispose of water damaged fyrchek plasterboard

- Remove and replace damaged 92mm stud and track walls

- Supply and install new 16mm fyrchek (double layer) to bath wall of both units

- Supply and install new 6mm villaboard to bath walls on both sides of unit

- Apply x4 coats of sikalastic 488 membrane to bathtub walls and floor of apt 304 and complete area of bathroom apt 305

- Reinstall bathtub back to position of apt 304

- Supply and lay new wall tiles to bath wall of apt 304

- Apply polyurethane sealant along all junctions to bathtub

- Dispose of all trade waste from site

- Keep site clean

- Certificate of waterproofing on completion

Total Cost - 10,757.00 + GST

Note - Only the shower/bath area of apartment 304 will be stripped and replaced as part of this quotation. Waterproofing warranty included for both bathrooms.



The contractor who provided the initial report will be providing a quotation shortly but insists that Apt 304 requires a complete bathroom strip out if they are to provide a waterproofing warranty for both apartments. Once the quotation is received I will provide an update.



Paul Doddridge has advised that his temporary accommodation will not be available for much longer and is seeking emergency accommodation at the Strata's expense. He was informed that this must be discussed with the Strata Manager. The bathroom of Apt 304 will also be out of action for the duration of the works but the GYM bathroom could be utilised if required.

There has been a significant development.



Substantial rust, found behind my bathroom wall (which is a common wall with my neighbour’s bathroom) has resulted in a halt to all works pending a meeting with the body corporate.



The tracks and studs have completely rusted through and cannot be used.  They must be completely replaced which will necessitate, now that all the walls have been removed, the removal of my bathroom ceiling.  In short, a disaster, both for me, and my neighbour.  He has to do his bathroom all over again too.



A meeting has been arranged in the unit, tomorrow, 4th December 2020 between my builder, the body corporate and Darren Vignes, the building manager.  A time hasn’t been set yet because Darren is currently on leave and cannot be contacted.



I was wondering if any members of the committee would like to attend, in particular Matt Perkins (I think that’s his last name) of Unit 302.



To that end, would you mind forwarding this email to remaining members of the committee in case they would like to attend?



They can call me on any of the numbers below, tomorrow, to get a meeting time.
