I agree Matt, but we need the factual report and then it should be put to Mr LaForest by Sarkis (STM) as the managing agent for the strata.

Can the owner corp put it to Mr Laforest that he should withdraw from mediation as the water has been identified as being from the Air Con and not the Roof as such his initial complaint is erroneous and should not proceed.

Im happy to go ahead and do further testing.  I note that the water appeared to be from an Air Con Duct. As these ducts are a closed loop inside the the apartment and do not go outside the water can only be either condensation from the aircon system or placed their by the owner.
