Hi All,

What should happen from here is that I will inform Unit 601 of the findings and the matter should settle down and go away at this stage, until a leak re-occurs.

What I believe might happen is that the owner of that lot will not accept the findings and continue to either press the matter or peruse the matter further.

Should this be the case I believe we should request that we make a claim on our insurance for legal defence to act on behalf of the owners corporation.

I will keep you all updated on the response that will come through.

Note: Our office will close from 5:00pm Thurs, 24 Oct and reopen in our new St Leonards office from 9:00AM Mon, 28 Oct.

 Sarkis What is the next step. We have finished our requirement under the agreement at mediation.  Should we contact the owner of 601 and ask what his intentions are given there is no evidence his apartment is leaking.

Morning EC,

Distinction Waterproofing & Remedial (DWRS) have completed the flood testing of the western rooftop terrace. Report attached.

Testing failed to recreate the ceiling leak in apartment 601’s loungeroom ceiling and A/C ductwork. The edges of the terrace next to the planter box were flood tested and failed to recreate the leaking over the terrace of apartment 601 (see attached for reference). Water was however found inside the handrail posts so small holes were drilled at the base to drain out the water and epoxy was injected into the base so that future leaking will drain straight out instead of down the planter box wall. The awning along 601’s balcony was found to be full of water due to the seal between the frame and planter box wall failing. The water was drained from the frame with a recommendation to replace the awning seal. DWRS can provide a quotation to address the issue if required.

The testing was conducted over 3 days and one of the days we received heavy rain. As the terrace drain was sealed the water level on the terrace rose and flooded back into the fire stairs and apartment 601’s 2nd bathroom ceiling. DWRS investigated the issue many years ago by removing one of the blocks at the base of the wall between the terrace and the gym bathroom and found that a door was initially planned to access the bathroom from the western terrace. This was changed during construction but the flashing at the base of the wall was compromised in the process. At the time a waterproofing membrane was applied to the wall and no other issues reported until now. To permanently repair the issue, the first row of tiles at the base of the wall will need to be removed, the wall will need to be jacked up at the base and new flashing installed. It was noted that the leaking issue will only reoccur if the terrace drain gets blocked. See the attached for reference.

In conclusion, apart from the flashing issue the western terrace main deck membrane is not leaking. Water is however getting underneath the tile bed and insulation causing the tile bed to break down and the tiles to hog. Patch repairs can be done but are not recommended as the issue will continue to get worse over time. To permanently repair the issue the main terrace deck will need to be redone.
