Bathroom Renovation Apt 101
The bathroom renovation works in Apt 101 got underway this week. Following the initial demolition JR Build have identified significant water/rust damage to the common wall Gyprock and framework. This damage could only be identified following demolition and falls outside the initial scope of works. Photos attached. JR Build have quoted $860.00 + GST to rectify. Please advise if we have approval to proceed?

External Window Cleaning
The external window cleaning is complete. As previously reported, there is calcium/lime staining on the windows directly below each of the rooftop terrace podiums (Apt 601 & 602) which requires a different approach to remove. A specialised product is applied to the window and hand polished. Up Down Access have done a test on one of Apt 602 windows and it took 2 hours to polish off. Each apartment has 7 of these windows so they are looking at 2 full days of work to complete both sides. Up Down Access have quoted $3,000.00 + GST.

The cause of the calcium/lime build up is the cracking in the external podium walls. We have completed the repair above Apt 602, but there is a small section just above Apt 601 window frame that requires attention. Please see the attached for reference. Up Down Access have quoted $2,000.00 + GST to rectify which will prevent the staining from returning. Can you please seek EC approval to proceed?
