Hi again Patrick,

 

The BBQ was not used often at all and when it was, it was left filthy.  Grease on the sink and tiles.  How does anyone supervise this? 

 

After all the money being spent on the roof, we’re now going to put the BBQ back in its place…..a BBQ which is rarely used?

 

I think the  EC should really think this through again.

Was this not up to the residents that made use of the BBQ and that area?

I am currently waiting on a response form Darren, in relation to removal and reinstatement of the BBQ, which the property plumbers have quoted as being only $350.00 + GST to carry out so that the waterproofing under the BBQ area can be undertaken as per the below exert from a recent email.

 

Unplugged Plumbing can carry out the removal and reinstatement of the BBQ for $350 + GST. They are available on Thursday if you want to proceed. Thanks

I think the decision is to leave the BBQ and waterproof and tile around it.

 

If there are any issues in the future its above our bathroom.

 

Could you also please follow up on the Tony Williams bill of $2500 for his work removing garden and soil.

 

He is a small operator and has staff bills.

After Matt and I discussed the, previously proposed option of removing the BBQ all together late last week, Preservation Technologies, have come back with a revised variation, which will ensure their warranty is provided for the full waterproofing work.

 

To remove the BBQ and waterproof and tile the area, without reinstating the BBQ, the cost would be $6,950.00 + GST with no other variations for such removal and no reinstatement.

Prestech will provide a credit of $2,500 + GST for the removal of remaining plants and soil to the planters to be completed by others.

 

They have requested the soil be stored on the terrace above 601 should be confined to the far corner leaving us clear passage to the planters and podium area, as they will still require some space for material and tool storage.

 

The cost for demolition of the BBQ are, terminate all services, waterproof and tile the floor area including make good and localised painting to the wall will be $6,950 +GST.

 

Prestech have re-scheduled the project commencement to 22 January 2018; giving the SC to approve the works to be undertaken to the BBQ area.

 

Once this has been finalised, we will work with Prestech to have a clear scope and project sum before project commencement.

Please advise if you agree to the above variation to remove the BBQ and not reinstate, but to tile and waterproof the area? This will require ratification at the next General Meeting to confirm approval of the removal of the BBQ.

 

If the above is agreed to Preservation Technologies have advised they will recommence work on Monday 22nd January 2017 and will be on site until the work is fully completed, weather permitting.

See below the email with the final cost for variations before the work on the rooftop, which is to recommence on Monday 11th December 2017, with some of the rectification work being completed prior to Christmas and the final rectification work being completed in January/February 2018.


The contractors have advised they will ensure the rooftop is left in a state to that it can be used for New Years.

I tried to call you earlier but could not get through, regarding the below.

 

Please see attached variation from Prestech to completed removal and reinstatement of the BBQ area above unit 602. Furthermore, Prestech have confirmed (email dated 1/12/17):

 

“Please note that if we demolish BBQ area and continue the membrane through to the façade wall we can offer a full warranty on material and workmanship to this area.”

 

Additionally, Dispose of all plants and move all bagged soil to basement $10,250 +GST

 

I have also spoken with the contractor who is able to leave the terrace in a condition where the unit owners can use it during NYE celebrations, all that is requested is that the area be left clean following the celebrations.

 

Prestech can recommence on site on Monday 11 December, if suitable.

 

Please let me know as soon as possible.

Hi Cathy & Committee,

 

I have spoken to the Engineers yesterday and received the attached update today from their site inspection with the contractor, Preservation Technologies, who have been on site 3 times in the last 3 weeks.

 

While I understand your frustration as you would like the rooftop to be completed prior to New Years Eve, the contractor was engaged on another job that they had to complete and would not return to site until all variations were approved, which occurred on 23rd October 2017.

 

The contractors are due to recommence work on the planter boxes next week and I have requested an updated schedule and requested to be advised when the rooftop rectification would be fully completed.

 

In the attached minutes there are some details and further request for approval of additional items, detailed below –

 

*	1.2 – To approve a variation on the BBQ area services which are required to be redirected. The recommendation is for Option 1 @ $1,650.00 + GST. Please confirm approval for this variation?

 

*	1.3 – Waterproofing of the BBQ Area – As the only way to remove the BBQ area is by special resolution at a General Meeting, the Engineers have advised Option 1 is the recommended option, with a price TBA early next week, with the waterproofing to be fully warranted with this option.

 

*	The plants in the planter box and those that have been removed are dying and need to be removed off site. Cathy has offered to organise removal or Preservation Technologies can do so at an additional price. Can you please advise how you would like to organise removal of the plants and if you are happy for the soil to be removed and if agreed stored in the garage area?

 

 

To answer your question, Cathy about payments made to Preservation Technologies, there has only been the initial payment of $53,668.10 Incl. GST and no other payments have been made.


I will confirm the work schedule once received from the Engineers and I look forward to your response on the above.

This seems to be miss-managed.

If all agree I’ll organize for 3 strong young lads to clear out all plants and soil.

Nye is approaching and the roof should be clean, safe and FINISHED!!!
