Dear Committee,

 

Firstly apologies, I have been unwell and not at work since Friday 2nd
February 2018 until this morning.


See attached the complete variations that still require approval. Please
also see Darren's comments on these proposed variations -

 

Variation 16 is high but not outrageous. 

 

Variation 17 is a joke. Maybe speak to Ken and see if he can convince Tony
McWilliams to take on the job. A clear deadline must be established with
Tony so he doesn't delay the remaining works.

 

At this stage I will require approval from you on V12, V15, V16 & V17, with
the rebuilding of the BBQ to be decided at the next General Meeting with all
Owners being able to vote on this.

 

I agree with Darren, that V17 is quite expensive and would ask, Ken, if Tony
would be able to provide a quote to remove and dispose of between 25-30
tonnes of soil, as he may well be a cheaper option. Ken, can you advise if
this is possible?

 

Darren, can you also confirm if you have been able to obtain a comparative
quote based on V12, demolition of the BBQ area?

 

Can I please ask all Committee Members to urgently vote on V15 & V16 and
will wait for a response form Ken on V17 and Darren on V12?

Hi Patrick,

 

Please find attached the variations as discussed at the Site Meeting
yesterday, 1 February 2018.

 

Variation 12 - Demolishing of BBQ Area 

SC was considering this option, with Darren to possible provide a
comparative quote. This allow the waterproofing to be correctly installed.

 

Variation 13 - Rebuild BBQ area 

As discussed, the SC was not considering this option until their AGM
decision. Therefore, the cost associated with this variation should not be
considered. 

 

Variation 15 - Planter render remediation

Required to achieve a good quality finish within the planters. The SC were
considering this option during the site meeting. This also includes the
remediation of the corroded external edges of the planters, with an
allowance up to 5 linear metres.  

 

Variation 16 - Redirecting Services 

Required with the removal of the BBQ area. The BBQ area services will be
relocated to the back wall above 602. While above 601, the services to the
planter will be terminated. As the owners were interested having a water tap
on this side of the terrace (as it is believed there is none existing)
Prestech have allowed to relocate the water and install a tap. 

 

Variation 17 - Removal of Soil 

I have queried the cost, as I noted it was rather expensive. Prestech has
confirmed that the cost was provided based on the quantity (by weight) of
the soil onsite to be disposed. The cost is based on the assumption that
there is 25-30tonnes of soil onsite which needs to be removed and disposed.

 

Please note that Prestech has dropped the charges for the re-ordering and
re-stocking fee to change the waterproofing membrane within the planters to
a UV stable membrane as opposed to the initial specified membrane to be
covered with soil.
