[200William-EC SP67851] SP 67851 - Variation for Metal Louvered Air Vents to Facade of Building to Prevent Water Ingress to unit 602/200 Williams St, Woolloomooloo

We have an engineer on this contract.

Let’s check first, before any sealing up is carried out, to ensure that the area doesn’t need a louver (before sealing the whole area up) for air circulation. If the engineer decides we need a louver on the rotunda wall, then it has to stay. If the louver has to be reinstalled, then the contractor can put mesh over the inside of the louver to keep out cockroaches. If the engineer says it can all be sealed, so be it.

I say ‘no’ to our proposal Patrick on the costs/works and to follow through on contacting the engineer first with the above in mind.

Hi Ken,
Thanks for the clarification. I had no idea what they were for nobody has discussed it previously. I totally agree with you unless they can come up with a good reason why it has to change. It never leaked before. If it's not broken why are we fixing it.

I give up. I thought they were sealing leaks not opening holes.

The entire water leakage was minimal.

A vent still exposes our bedroom roof to weather, and water in the right circumstances.

It never leaked before they opened it up with angle grinders, then it rained heavily while left open and uncovered for weeks.

The vents they have cut into the rotunda were to dry out the area then reseal I was told.

We do not need or want any access to our roof cavity. Its just another cockroach and weather entry point.

I would prefer that they just seal them up, at their cost instead of open with a vent.

So unless I can be convinced of the merit I have to say NO.

Regards,

Ken West

Dear Committee,

See below the variation for your approval for the, metal louvered air vents on the façade of the building that was not included in the original tender to prevent further water ingress to Unit 602.

Can you please review and advise if you are happy for Preservation Technologies to complete?

Once approved, I can then also organise the repairs of the water damage that occurred in Unit 602.

Kind regards,

Patrick Rush

Hi Tanaz

The cost to install 3 metal louvered air vents 300mm x 300mm to the external podium cavity wall above unit 602 would be $2,160 + GST
