Please note that approximately 5 years ago, all the hot water tanks had to be replaced on level 7.  I remember this because the doors at the top of the metal stairs had to be widened to get the old hot water tanks out and the new…..in.

 

We don’t want to have to pay for any extra hot water costs already covered by the BMC.  Would you kindly clarify what you mean Matt in your second para “Also……through the levies.”

Thanks Darren,
 That's a lot of info. Perhaps Patrick you can also clarify that if we did go to Gas rather then the current electricity model. What would be involved from the strata point of view. As we would not be replacing like for like. 

Also as we pay individually for gas (via metered hot water) rather then the current system where the BMC pays for the electricity for all the hot water. So the cost of hot water would be pushed directly onto the owners rather then paid through levies. 

I want to make sure we get this correct before we put it to Andrew. As im sure he will jump on the chance to offload cost from the BMC/Commercial strata to Owners.

I don't think I saw a note on this previously so am assuming it's a long term issue. If so, Patrick could you educate me/others on what a quantum heater is and if there was a decision not to repair/replace.

Darren has checked on the hot water it is working but is taking an extended
time to heat up as you know two of the quantum heaters are no longer in
service. Fingers crossed should be hot again by tomorrow
