Hi Ken,

Sounds like a very sensible way to approach this matter.

I will advise the builders that the soil should be stored in tubs on the rooftop until a decision is made by the Committee on how to further handle the planter boxes once the waterproofing and rooftop level rectifcation is completed.

Hi Patrick.

The plants are root bound so the soil can be stored in some tubs on the roof or removed os it shouldn’t  be more than 1 tonne total

There is NO consensus that planter boxes are to be covered.

It can be pots with non invasive plants that will add to the value of the building.

Lets just get the job done then we can move forward on what is best for the WHOLE building.

If we are paying tens of thousands of dollars to waterproof then we should be able resolve this logically and scientifically.

I would be happy to assist if required.

What does your first sentence mean??  ie…“I am confirm ding if the dead plants will be removed from site at no extra cost.?” What does this mean?

Its ridiculous to even try to store soil in bags anywhere on the property.  The planter boxes must be covered.  No more plants to even consider with their roots potentially cutting into the new membrane.

Kindly advise as soon as you know when PT are to commence work as many of the dead leaves are falling down on my terrace and.

Again, almost all the plants are dead….dead….what is the plan for these? Are PT taking them away from the property…….along with all the soil attached to them?

Thank you and I have advised Strata Engineering Solutions to proceed with the approved variations for the removal of the soil and plants from both planter boxes and the 2 layer torch membrane @ $23,317.00 + GST above Unit 601 & $33,436.00 + GST above unit 602?

I have requested where the soil and plants that are still alive will be stored as well as a timeline for when the rectification work is proposed to be completed once the contractors are back on site.

I will advise accordingly.

You have 3 of the 5 members of the EC who have now given approval for the extra budget to go ahead and remove all the plants and soil.  As I mentioned in my email over the weekend, all the plants are dead and need to be removed from the building.

Can you advise on the breakdown for costs on the planter box for only removing the soil and plants and the waterproofing for Unit 601 - $21,397.00 & Unit 602 - GST & $31,516.00 + GST?

As per email sent on the 20 July 2017;

Can you please review the above and if satisfied, as the builder will not move on these cost, please confirm so that I can advise the Engineers and builders so they can re-commence the Level 7 rectifications to complete the works before the end of the year?

1.  What breakdown are we waiting for from Strata Engineering Solutions?  Was this not to come from the contractor direct?
2.  I asked in my email about information as to when the works on P4 are to commence.  Kindly advise urgently. The contractors are being sent to the BMC Members before the end of the week and require approval form me to execute on your behalf before the works can commence.
3.  Also, I asked about apartment 501 works.  Who authorised these and when will they be completed? These were the floorboard installation works approved at the AGM as per motion 27. These should be completed by the end of next week.
