1. I agree to everything detailed below. What should also be included in the cost is the taking away of all the plants as they are now all dead.
The Tribunal orders were very specific and I have been very patient with this whole matter. However, if a decision is not made on everything by Monday October 2, I will have no other option than to take the matter further with Tribunal (and extra fines on the strata will occur).
2. Patrick, I didn’t receive any phone message from you as a result of my two emails.
3. Patrick, please advise a date, as soon as you hear back from the BMC on when the works will commence on level P4.

See the question I posed Tanaz Dhoney & Paul McKay form Strata Engineering Solutions. Unfortunately I had to go through the Engineers to obtain this information.
Can you advise on the breakdown for costs on the planter box for only removing the soil and plants and the waterproofing for Unit 601 - $21,397.00 & Unit 602 - GST & $31,516.00 + GST?
As per email sent on the 20 July 2017;
* Additional cost to remove and replace on completion the remaining plants and soil, prepare the substrate and install a 2 layer bitumen torch on membrane system to terrace above unit 601 - $25,237 + GST (less $1,920.00 + GST to not reinstate the soil and plants in the planter boxes)
* Additional cost to remove and replace on completion the remaining plants and soil, prepare the substrate and install a 2 layer bitumen torch on membrane system to terrace above unit 602 - $35,356 + GST (less $1,920.00 + GST to not reinstate the soil and plants in the planter boxes)
Base cost Mark-up Sub-total Total (incl.GST)Breakdown of which is as follows;
Apologies the figures I provided and that are stated in the minutes are incorrect as these included not removing the plants and soil form the planter boxes.
I will rectify.
Please see my response in red to the other 2 queries below Craig of which I also advised when leaving a voicemail for you last night.
Can you please review the above and if satisfied, as the builder will not move on these cost, please confirm so that I can advise the Engineers and builders so they can re-commence the Level 7 rectifications to complete the works before the end of the year?

Hello Patrick,
1. What breakdown are we waiting for from Strata Engineering Solutions? Was this not to come from the contractor direct?
2. I asked in my email about information as to when the works on P4 are to commence. Kindly advise urgently. The contractors are being sent to the BMC Members before the end of the week and require approval form me to execute on your behalf before the works can commence.
3. Also, I asked about apartment 501 works. Who authorised these and when will they be completed? These were the floorboard installation works approved at the AGM as per motion 27. These should be completed by the end of next week.

I have not responded to you emails form last week as I was on annual leave from Tuesday 5th September to Tuesday 12th September 2017, inclusive and have been catching up on emails.
I am waiting final confirmation form Strata Engineering Solutions on the breakdown of the waterproofing of the planter boxes before sending to the Committee for review.
I will have these details to you before the end of the week.
Darren, can you please remove the lift curtains until the rectification work on Level 7 re-commences?
