Dear Committee,



As an update on the fuel odour throughout the building, the Building Management company for commercial as well as AVIS deny any such odour even though the cleaner for the BMC was contacted this morning and advised there was still a strong odour, I have organised for an independent plumber to attend and investigate the matter.



Metro City have the required equipment to test for combustibles and located the source of these.



Metro City Plumbing will provide an urgent report which I will send to you once received.



I will advise accordingly.



Please also see the below email report which will be followed with a complete report early next week relating to the issues surrounding the pooling in basement car park Level 4.

Some of these items may well be BMC, such as plumbing and sewerage. I have also sent the below to the Commercial (SP 67850) Building Mangers to have AVIS rectify the highlighted matter urgently as this defective -


Hi Patrick,

Following the investigation I am pleased to inform that we have identified the source of the water ingress into car bays 12 and 15.

There is an existing in-ground general purpose arrestor and sewer pump wet well in the ramp adjacent the car bays. The in-ground arrestor and pump wet well have been installed within a cut out in the slab. It appears that ground water has entered into the cut out surrounding the sewer pump wet well. The ground water is applying hydrostatic pressure to the carpark slab which is presenting as surface water.

As part of the current commission AJ Whipps will provide a scope of works addressing the source of water ingress. This will include draining of the ground water in the cut out with new pumps and restoring the operation of the in-ground sewer wet well system to ensure the structural integrity of the carpark slab is maintained whilst providing safe means of access for future maintenance.

In addition we have identified separate issues within the carpark which we will outline within a brief cover letter for the Owners consideration and action:


1.    The basement subsurface drainage system around the perimeter is not draining effectively. The installation of the pipework in the dish drains is restricting water flow into the subsurface drainage system. AJ Whipps can also provide a scope of works to restore the operation of the perimeter subsurface drains if requested by the Owners.


2.    The reclaim water tank from AVIS car wash bay appears to be leaking and is currently being drained by means of a garden hose into the lower level basement subsurface drainage system. This is permitting additional uncontrolled water flow into the drainage system which needs to be pumped out more frequently. We recommend that this defect is further investigated as part of a new commission.

More investigation seems to indicate that this is overflow from Avis car wash.



May I suggest this need to be plumbed to the drain sump of the building and and not dumped through a garden hose into the wet wall. This is likely one of the reasons that he basement floods so often.



Darren were the hydraulic engineers aware of this.
