Matt is correct that a special resolution is required to alter or remove common property items, no matter how small or insignificant these are.

I believe that under a certain amount of money a special resolution isn’t required.  A decision can be made by the EC.

With some of the tenants we have in the building I think we should change our point of view regarding the BBQ/sink.  Who cleans the BBQ if and when it’s ever used and why risk old piping if we are re-tiling the floor on level 7?

Removing facilities would require a special resolution at an EGM. It's not something within the power of the EC to decide.

To all EC members,

I investigated the works thus far on level 7, this morning.

The BBQ and sink are never used and around the base of each, running along to the planter boxes, there are corroded pipes for gas and water.  I would like to recommend that we have both units, along with the pipes, taken out during the repairs....and the pipes capped.

Again, the BBQ and sink are never used.
