[200William-EC SP67851] Building water leaks

Hi All,

Just a heads up. There has been some water ingress over the past 6 weeks 
into apartment 302. Investigation has revealed that the membrane has 
failed on the balcony above that apartment.

Darren is investigating options to try and save money by getting the 
contractors that are fixing the roof to do the balcony at the same time 
as it's apparent that it is the same issue effecting the roof area.

I have asked Darren to consider inspecting other balconys that are above 
apartments to  check the conditions of tiles and membrane. I think it's 
likely that as there is now two balcony's effected as well as the roof 
there is likely more.  That being the case it will be beneficial for us 
to fix it while the builders are here on site and setup doing the roof 
work.

Sadly I think water ingress is going to be a long term issue for our 
building as it's design seems to promote water problems.  I have also 
not given up on the water issues (sewer) in the basement carpark and 
have asked Patrick again for an update on the tender process. I have no 
idea why this has taken so long but I wont give up on it.
