A brilliant idea to get an engineer out ……..after all these months.  And please Darren, don’t worry at all about any of the water drying up.  It is always there and in fact increases, even without a downpour.  If you would like me to be there when the engineer comes, please let me know as my storage/cage area is also affected and I will need to open it for him/her to see the water damage.

Might be a good idea to get Darren to get that engineer asap.
I noticed today there is a lot of water running at the moment.

Some times it drys up quite bit and I'm sure it will be easer to locate when it's as bad as it is at the moment.

If they come out in a week and there is been a dry spell it's a lot harder to find.

Further to Matt’s last couple of sentences in his email below, please remember that it was George Ziri who 3 years ago stated the planter boxes were not the reason for the water penetration onto my terrace nor into my kitchen.  Following the fact that I had to take this matter to the Tribunal, Ziri’s point of view was disproved.

I recommend we have an engineer handle the P4 water matter, in my and Robin’s car spaces, to advise the correct course of work/s.

We did add about $10k to the Special Levy. We could just add say another $30k. The budget is in such Dire Straights that if $20k was over budgeted. It would only get spent elsewhere.  I think we were talking $200k for the Special Levy perhaps $230k might be more appropriate.

I would say all they will do is cut in a drain which is what George suggested 3 years ago. If that's the case all up $20k should cover it.

Will these costs need to go before an AGM or can they be settled by the EC? If they need EGM agreement could you please do everything in your power to expedite costs to have available for the EGM.
I agree with Craig that we would like to get things restored asap. I know I keep getting looks with my car being in the visitor spot for so long. Pitchforks probably aren't far off.

Though Strata Engineering Solutions (SES) did not provide the ‘solution’ to the initial repairs to the water penetration from level 7 to the outside areas of my apartment (601) and apartment 602, they have subsequently offered free services to procure 3 contractor reports to have the new works carried out.  The EC agreed to this proposal by Paul McCay, the MD for  SES.

I have supplied the EC with the name of the contractor I recommend we use for the these works, based on the 3 quotes we received.

With regard to the P4 level works of water penetration into my and Robin Patrick’s parking spaces, I believe we should go ahead and find an alternative engineering company instead of using SES again. This quote should be obtained urgently as Robin and I are living with this water problem on a daily basis.  With respect, Matt is not an engineer for water penetration.  Patrick, can you research for another engineering company to come over and quote on the works for P4 as soon as possible please?
