Hi Matt,
Once both BMC Members pay their levies up to date, the BMC will have almost $250,000.00 cash at bank, with SP 67851 being up to date by 30/06/2017.
I am also aiming to have SP 67850 up to date with their BMC levy payments by the same date, so I believe there will be sufficient funds to cover any such repairs.

Obviously the BMC will not have the funds to do yet more major works. Another Special levy will have to be raised.
Do we have any options to finance this apposed to another large levy which will not go down well with people.
Also if the Commercial strata do not agree what is our next step.

Dear BMC Representatives,
Please see the attached report from AJ Whipps, the Hydraulic Engineer that was engaged by SP 67851 due to the water pooling in the car park on B4.
The attached report has been provided and all required repairs, which include sewerage pump set replacement, new stormwater pump servicing system, constructing of new weep holes in the in-ground pit structure and all the items detailed in the scope of works on Page 9 & 10 of the attached report.
All of the items are classified as a BMC cost and will therefore need to be covered by the BMC.
The attached report, which was approved by SP 67851’s Committee was for $4,840.00 + GST, will also need to be now covered by the BMC as it has been resolved that the cause of the water and now sewerage pooling in B4 of the car park.
Finally, attached is a fee proposal for the tender process ($1,880.00 + GST), contract preparation ($1,300.00 + GST) & Project Management ($4,320.00 + GST).
Can you please confirm if you are happy to proceed to the tender process as per the above and attached report and fee proposal?
