Patrick,

 

At the Tribunal hearing on November 18, 2016, Mr Vrabac advised me that a
copy of his final decision made on that date, should be posted in the notice
board immediately and mailed to all apartment owners.

 

This was because he agreed that all owners of apartments should be made
aware of how the Body Corporate, at the time of my original complaint, did
not act as they should have to make the necessary investigations and repairs
and did not ultimately comply with the Tribunal's decision of February 18,
2015.  

 

As Strata Manager, I recommend you follow through with your obligation as
soon as possible to keep all owners in our building informed of what process
they should follow in the future if they experience the same problems with
our Body Corporate.

 

I look forward to hearing from you as soon as you have completed the above
posting of Mr Vrabac's orders, into the notice board, and the mail out to
all owners.

Hi Craig,

 

Thank you for your email below and please see my responses to each query -

 

1.    STM and the Owners Corporation never received notification of the
Hearing date. If myself or Brook were notified of the hearing date, we would
have attended on behalf of the Owners Corporation.

 

2.    I have been in contact with NCAT and they have sent the attached with
Orders for payment of a fine and costs to yourself. When I receive the
official notification from NCAT, I will seek instructions from the Executive
Committee.

 

3.    I have contacted Strat Engineering Solutions and requested an update
and a date when the tenders will be available for review.

 

4.    I have contacted Strata Engineering Solutions to confirm when the
report will be ready from the pooling of the water in the garage area.

 

 

I will advise further on points 3 & 4 when I have had a response.

Patrick,

 

1.  At the Tribunal hearing this past Friday, November 18, no one from the
Owner's Corporation SP67851, nor from your office, had the courtesy to
attend.  I attended the Tribunal hearing myself.

 

It was disgraceful that neither you nor a representative of Owner's
Corporation SP67851 didn't attend, as the gentleman who presided over the
meeting expected to hear your/the respondent's (Owner's Corporation SP67851)
claim/s.

 

2.  As a result of the Tribunal hearing on November 18, a fine has been
imposed on the Owner's Corporation SP67851.  Details will be sent to you
shortly from NCAT.

 

3.  Kindly provide me with an update on where we stand with quotes from
contractors for the water penetration repairs above my apartment.  I
understand an EC meeting for this matter has yet to be confirmed?  Is that
true?  How can we expedite this?

 

4.  When will an investigation and repairs of water penetration, affecting
my car space/ storage area on level P4, by a professional engineer and
contractor, commence?  This matter has been ongoing for many months.
