Robin,
Thank you for looking into this. The process for ordering any item on behalf of the Resi Strata is through a work order given by the Strata Mgr. The item can be put to a vote via email for the EC and resolved quickly.
I would not order the item as you may be personally liable if the motion is not passed.
Please note that we have a number of large items to pay for in the short term. Some of these include:
* The master key fob computer upgrade. The previous computer is no longer working and needs to be replaced urgently. This allows new fobs to be created, and is essential for any new tenants to have access to the building.
* The water cooler needs repair and will not cool in the summer, so needs to be fixed by the end of winter.
* Water egress is occurring down the William St side of the building and will has resulted in the tiles dislodging. This may be dangerous in the medium term and we are looking into this.
* One of the residents has water coming in from their balcony in heavy rain due to the balcony floor draining towards his balcony door, rather than the balcony drain pipe. This needs to be attended to.
As Treasurer I am very concerned with the upcoming capital costs. The report from Engineering Solutions cannot be relied on as they have not reinspected the property and applied the correct allocation to resi and commercial strata corps. They told me that they would do a walk through and I do not believe that this has happened.
Patrick, I would ask for you to organise them to walk through the build with the Building Mgr please.
Once the report is updated we will know what costs are likely for the Sinking Fund.
