To EC members,
I have just read through the report submitted by Patrick and have
concerns over the recommendation to appoint Preservation Technologies:
ANDERSAL
1. They provide a very detailed quote.
2. Warranty - this is highlighted as 2 years for non major defects: 6
years for major defects and 10 years if payment is made on time for
each of the claims (see page 4/20)
3. They are associated with reliable organizations and their proposal
has been put together by an engineer.
Andersal continues to build a culture of safety and are active members
of the following associations:
Strata Community Australia NSW (SCA)
Australasian Concrete Repair Association (ACRA)
Australasian Corrosion Association Inc (ACA)
Master Builders Association (MBA NSW)
BSI (WHS Certified Safety Accreditation AS 4801)
PRESERVATION TECHNOLOGIES
1. Provide a basic proposal
2. Do not mention anything regarding warranties. I mentioned in an
earlier email to the EC that I had been informed that water-resistant
membrane typically fail after 6 years. This is a critical component on
any proposal to be submitted.
3. PT mention at 12/20 regarding Arris beading removal that they may
have to use rope access. What is their day rate; how long would rope
access be required? These types of potential 'added costs' should be
part of the main, initial proposal.
STRATA BUILDING MANAGEMENT
1. Provide a basic proposal.
2. Do not mention anything regarding warranties, Again please note
my comment above regarding the water-resistant membrane typically
failing at 6 years. Again, this warranty should have been included as
part of the original quote/proposal.
3. At 17/20 SBM mention:
Exclusions
1) We have not allowed for any professional fees
2) We have not allowed for any fees or permits (council etc)
3) We have not allowed for any other works apart from what is stated
above / in our tender
form
Why were we not informed about what these rates could be. Any
proposal should include at least approximations so that an EC can make
an overall decision. Andersal and PT should also have stated whether
these items are included or, if not, what costs should be expected.
4) No mention of the amount of time SBM requires for the repairs to be
made. Why not? They've had plenty of time to submit this as part of
their proposal.
I believe these critical items should have been included in each
submission and Paul should have recognized their importance,
particularly in view of his company's involvement in the first series
of 'repairs.' Also Patrick, as our Strata Manager, please ensure
in future you also look out for such important items and request them
so that we don't have to, once again, go back to each contractor and
ask for these costs. Would you please ask Paul to ask for these
pieces of information in addition to anything else you or other
members of the EC note.

Please see attached the tenders and recommendation from Strata
Engineering Solutions for the water ingress rectification to Units 601
& 602.
A special levy will be required to pay for this work and an EGNM will
need to held for all Owners to vote on the preferred contractor and
special levy.
Can you please confirm that you are happy to hold an EGM the week of
23rd January 2017 and if so a preferred date that week?
