Hi All,

  I think we are getting close to getting enough information for an EC 
meeting (or at least a paper meeting) to call an EGM and to cover off 
some other issues. What do we all think of the following regarding an EC 
meeting agenda.  Also Option 4 Proposed by-law renovations.

I will forward the proposed bylaw in a few days. I have added this bylaw 
in a number of strata's that i deal with. It basically allows alteration 
to common property within your lot for things like renovations. 
Currently most of the renovations done within out plan have been done so 
with no permission or if permission was given it is not in order as most 
renovations require changes to common property.  For example you can not 
tile your bathroom without a bylaw. Because you are affixing to common 
property. My proposed bylaws allows renovations once the EC as granted 
approval and streamlines the entire process. One Lot that im aware of in 
our plan 402 moved external walls!  Without approval or a bylaw and 
gutted all the internal walls of their lot.  It would be great to get 
that in order and I have already had the bylaw drafted so would be good 
to use. I want to replace some wording for our scheem and I will post it 
in the next few days.

Sorry I have been very busy at work of late I should have had the bylaw 
ready but I did not want to hold up some of the other issues.

Agenda for EC Meeting.

1) Motion to engage Patrick Rush to represent the owners corp  in NCAT  
in respect to the matter with 601.

2) Motion to engage and seek legal opinion from Goddard & Co in the 
matter Residential vs commercial strata building manager

3) Motion to call an EGM with respect to special levy on quoted & scope 
of work by the engineer regarding matters (should be ready soon).

     Water penetration from Level 7 to 601/602 and front Fecade  .

     Water pooling on P4 Carspace.

     Water penetration from balcony of unit 402

     Water penetration South Eastern Curved Windows.

4) Proposed new By Law - renovations
