Hi Patrick,
  I am the EC secretary for SP67851 im also the primary contact between 
the EC and the strata managers as well as the BMC rep from the 
residential strata.

I am told you are Pia's replacement. There are two matters that are 
urgent and need attending to.

Firstly.
The BMC AGM is overdue.  Pia has had problems contacting the rep of the 
commercial strata. She advised that we would be able to do it without 
them as they never respond to requests. Can we please arrange that. Pia 
did on a number of occasions but canceled due to family problems.

  Second. We need to convene a paper EGM to specially resolve that under 
section 62 of the act we would like to remove the old broken video 
intercom system and replace it under section 65a with a new system that 
by standard does audio only with the option for an individual owner to 
pay for a video capable handset.

The reason for this change is to save $20k on install costs of the more 
expensive video handset's but still offer them as a user pays option it 
will also negate the need for a special levy to replace the intercom 
with like for like.
