Please see the email from Solutions In Engineering. I spoke with Matt
Perkins over the weekend. I will now talk to George to see when he believes
we need to paint. 

 

At this stage we have a major expense due next year that has not been
accounted for in the report. 

 

I would like to seek a refund for the fees we paid SIE and seek a new report
with a fresh scope. 

 

I would ask for your thoughts too before I act.

I am writing to you today as I have been having conversations with Edward
Sainsbury, treasurer who has been discussing the Marquis BMC amended report
with me in relation to how much the levies are going up in the second year.
I have tracked all the reports we have carried out for SP67851 and DP1040255
and note that because the external painting programme cost of $88,058 is in
the BMC amended report, this is what has skewed the expenses and
necessitated the raise in the second year in the BMC report. Edward says
this is unacceptable as there is no way he can explain to the committee that
Solutions having recommended $45,850 in year ending 28/2/2016 in our July
report will now have to pay $147,530 as per the amended report. 

 

I note that our report done in 2011 was for SP67851 with some BMC items in
the expenses. In 2011 we did not carry out a report for Marquis BMC. In July
2014 we have done a BMC report where this high expense in the second year
was not in the report. Please advise me on how I can best do something so
that the treasurer is able to present a forecast that will be acceptable to
the committee. Can the external painting remain in the SP forecast? 

 

I am handicapped as Ron, our inspector is on leave and I have no way of
knowing if it was our mistake in not including the BMC items? 

 

Please let me know if I should phone you so I can discuss the BMC report
with you for the best outcome.

reports are amended

 

At Solutions in Engineering we understand that while we deliver high
quality, professional service reports minor edits to these reports may
occasionally have to be made.  We have now implemented an easier process to
complete these amendments from go-to-whoa.  

 

We understand things change, especially in the Strata Industry.  Therefore
Solutions in Engineering will modify your report with the necessary
amendments in a one off instance at no cost. This includes multiple
amendments to the specific report; however these need to be submitted in the
same request to be without charge. Often these minor edits are only
discovered down the track; therefore you have twelve months from the
publication of the report to request amendments in the one request to be
without charge. After the 12 month time frame a cost will be incurred if any
further amendments are needed. 

 


 

Selected Terms & Conditions 

 

For any amendment that fall outside the 12 month time frame, Solutions in
Engineering will charge a fee of $110 per hour. 

If a reinspection is required we will charge a fee of $338.

I have attached 4 pages of reports (2 for SP67851 and 2 for 1040255 - The
BMC for 67851)

 

There are some items that require changing and recalculating.

 

DP1040255 has no allowance for external painting, this has been added to
SP67851 which needs to be reallocated.

 

In the report for SP67851, there are also an number of items that are a BMC
expense as marked. There are also some maintenance items which should be
covered under the Admin costs and not sinking fund.

 

Can you please amend both reports and send back to me asap?
