It definitely appears from the photos that there is ongoing water transmission in several areas along the base of the planter box wall. At the moment it appears the water transmission is limited to the concrete slab edge rather than the wall above.

Hi William,

I inspected the works on the 2nd December.

The contractor stated that the removal of the existing joint sealant caused an amount of water to pour out. This is consistent with my theory that the dripping water is from a reservoir absorbed into the parapet wall. The construction of the wall is unknown, however scraping away at the render brought out a yellow powder indicating it may be rendered brickwork. Brickwork is highly absorbent.

The contractor has applied sealant to the joint between slab and wall and the vertical joints in the wall. The joint sealant was found to have a moisture content of approximately 25% in some areas. This may indicate that there is still a transmission of water through the joints.

The Emerclad must be applied on to a dry surface, otherwise the coating may bubble up. I do not have a problem with the contractor using a hair dryer to dry out small localised areas.

If the dripping water is from rainwater absorbed into the parapet wall, the works should prevent further moisture entering the wall. The Emerclad will allow vapour transmission so the substrate will dry out over time. However if the water is coming from the planter box/terrace, this volume of water transmission through the wall will push the coating off the surface. If there is still a significant amount of water dripping down onto the balcony within two months it is likely that the moisture is coming from the terrace area above, either the planter box or from moisture in the tile bed transferring beneath the planter box.

Further to my telephone message regarding the tribunal order to have the water penetration problems repaired above my terrace,  I am forwarding you some pictures and details on what has occurred over the past week in terms of "repairs."



Last Monday November 30, the contractors arrived to start their "repair works."  From the outset, I watched the whole process and they completed everything on Sunday.  I sent an email to Chelsea last week as work commenced asking her to forward it to the Body Corporate - please refer to the file.



I am outraged by the results.  It has taken over 12 months for these "repairs" to commence and the end result we have, at enormous cost to the owners of our building, is a contractor who is trying to dry the water droplets with a hair dryer at the same time as painting the surface. These "repairs" have in fact opened up more outlets of drops and staining onto my terrace.



Please forward this email immediately to the Body Corporate of Strata Plan

67851 and request an answer forwarded to me immediately as to what action is going to be taken.
