Good afternoon Executive Committee,
Per my original e-mail sent on December 1st highlighted below, we have only had one response back.
Our office is following up to see how the Executive Committee would like to proceed. Thank you!
Would you kindly forward this email to each member of my Body Corporate regarding a discussion I had with the builder/contractor yesterday, and today, about the water which is dripping onto my terrace from above.
The builder, Jim, and one of his workers, Tony, each stated to me yesterday that they are very unsure about the results of the present works they are completing as they both believe that water will continue to flow, because there are problems with the planter boxes/walls on
level 7.
They are correct. The water is STILL dripping through continuously in two areas, of one quarter of the whole overhang, after a white water resistant coating was applied this morning (see attached picture).
I have always maintained that water is coming from the planter boxes and tops of the walls above on level 7 and that we should source and repair them first. It is like putting the cart before the horse by painting the walls and overhangs now! I believe that all works on the overhangs should stop immediately until the source of the problem is found.
The owners of Marquis are spending a lot of our sinking fund to repair this matter correctly.
I have no option than to put the Body Corporate on notice that unless the source of this water penetration problem is found and there is no further dripping of water onto my terrace, I will once again take them to Tribunal.
Thank you and best regards,
Craig Laforest

Thank you Chelsea.
I wish to put everyone on notice that the only way to resolve this problem, and it's source, is to remove the contents of the garden beds completely and leave the containers empty. This problem and its source is causing unnecessary expenditure to the Body Corporate.
Could the EC please respond to my proposal.
