Good Afternoon All

Please find attached the update on the matter relating to 104.

It seems the repair works to the facade of 104 failed after the recent rain fall.

We are meeting with the abseiler tomorrow to look further into the water ingress.

Thanks for your email Pia, please find attached a photo of the damage I have called George initially for and a photo of the damage that has caused all this drama

For your convenience I have also attached a copy of George's email that states the damage has been looked after.


Would you please reply with the following "no we will not take ownership of any internal damage caused by this particular water damage" so I can be able to pursue this further.

Sorry Michael I’m not sure how there is another communication issue.

The contractor will return today to further investigate the leak in the bedroom and if the rain has stopped he will attempt to repair the pipe in the wall of the dinning area. These are two separate matters as i mentioned to you yesterday by telephone.

In regards to the flooring and painting this matter isn’t an owners corporation responsibility even though the cause is by common property. I have however copied the strata manager to this email who may think otherwise and advise you accordingly.

Hi George,

Thank you for your email. He told me he has nothing to do with the bedroom wall damage and doesn't know what's causing it and he's coming to fix the leak from the pipe in the dining area.

Must be another misunderstanding or miscommunication.

I have also just got off the phone with my mum and she told me that you recommend that we use our insurance to fix the floorboards and the walls we only have tennants/rent cover for internal damage not external structural damage which you are liable for.

Please let's not go in circles and get this done and fixed asap. I kindly ask you to start your insurance claim because once this get to a stage where I can't stay there anymore I will have to stay in a hotel and I will charge this to the strata as well.

I suffer from asthma and hay fever and anxiety and I can not deal with all this stress or live in these conditions and smell in my unit. I already started to grow an eczema rash on my stomac from humidity and dust.

I understand that last night our contractor found the source of water ingress to the dinning area. He has informed me that until the rain stops he isn’t able to repair the concern.

He has also informed me that he will attend this afternoon to locate the water ingress to the bedroom.
