Good Morning All

Two separate issues.

Option 1 fixes the water ingress into the apartment

Option 2 fixes the backfall issue on the balcony

Hi,

I support Option 1 from a price point of view; however it is not clear
to me that this solves the problem.

George,

Would you confirm that Option 1 solves the problem to ensure we are not
just applying a bandaid to the situation which will require further
works.

Regards,

Edward

Dear All,

I think that Option 1 is the most reasonable option given the
circumstances and I therefore support this.

Cheers

Thanks Matt and having consideration to the costs I would be content
with the Option 1 quote of Tony Tesoriero ie. to repair and make good
the issue at hand.

	Hi All,
This matter remains outstanding and Brook is intiteled to live
in an apartment that doesn't leak. The way I see it we have two
options.

	1) Agree to one of the quotes so Brook's balcony is repaired and
no longer leaks.
	2) Do nothing and Brook will go to the tribunal which will
compel us to fix the common property.

I think it's unfair to stall on this. Let's get a clear
direction on which quote to except and vote. I dont believe we have the
options just to put it off and unlike other residents Brook has been
very understanding with the delays.

George. Can you run through the quote options for us again and
give your recommendation. We need to also understand that this is off
budget.

Maxine can funds for this be sourced from the sinking fund.

	Matt.

Yes there are a number of/possible issues:

Back fall of finished floor and perhaps the substrate

Possible membrane failure to the turn up of the hob

Possible membrane failure to the inside skin of brick
work

		Possible failure of the flashing.

We would like to have a contractor (TT) remove a couple
of bricks and tiles from the South East corner of the balcony and wall
so that a comprehensive method be applied.

Once the contractor has a clear understanding of the
concern we will then request quotes based on his findings.

		Estimated time - 4-6hours @ $65.00"

		Thanks George,
I have seen the job up there at the job and in my view
this is a building defect. The fall on his balcony is back toward the
door and not toward the drain or the overflow. You did not attach the
separate quote's. But I assume the cheaper one is sealing with a
membrane type paint and the more expensive one is fixing the balcony.

Do you have a recommendation as to which approach we
should take. Obviously this is time critical as water is flooding into
an apartment.

		Matt.
