Good Afternoon All,

 

Please find attached the summary and report for the repair of the riser
wall on level 7.

 

Where the flood test was carried out there was a weep hole shaped
opening where water entered. A weep hole is designed to allow water to
egress from a cavity if a flashing was installed. In this case there was
no flashing nor a cavity wall. During the test water entered the opening
and penetrated to the lower level.

 

The remedy to this issue is to reinstate the wall without the weep hole
opening and emerclad the wall to repel water from penetrating the single
skin.

 

Scope

- To rebuild and render the wall after the investigation has been
carried out to the shaft

- To apply 3 coats of external grade UV stable membrane to the entire
shaft

- To re-tile the skirting tile

All Care Building & Maintenance - $3500

Residential Revival - $1800.00 plus gst

 

My recommendation is to proceed with the quote submitted by Residential
Revival.

Thank you again for the details of the water penetration and that it has
initially shown that the water was not penetrating from the gym bathroom
as initially argued by George Ziri.

I understand that he is currently getting quotes for the repair (and
hopefully a water retest) but must request that this is acted on as soon
as possible.  I am still living with holes in the ceiling and concrete
floors (and cold nights as a result) and have Foster children under my
care on weekends.

I would appreciate it if you would ask George Ziri to at least provide a
detailed schedule as I cannot make any repairs to my apartment until the
water penetration repairs are carried out and tests are done again.
Again, I've had no work from George Ziri at all with any update.

I hope all goes well.

 

Last week, some contractors were over at the Marquis and they believe
they have found the entry point of the water into my apartment on the
outside deck of level 7, not in the bathroom of the gym.

 

Would you please provide me with a schedule of outside works as soon as
convenient, because I cannot go ahead to have the masonry walls/ceilings
repaired and carpets replaced until the water problem has been resolved.
