I believe we should be making some money on this. I think your rates
proposed are reasonable and I don't agree people living in the bldg. are
short of funds.

Firstly Matt, thanks for you input and hard work to get this underway.

My vote is to raise funds, the real estate is worth it is worth and the
whole building should benefit - not those few who are using the space.

The condition would be that you have to live in the building to get the
rate, just in case people think they can keep it when they move out.

 

Up to $520 per year would seem fair for a cage (10 per week), although they
are different sizes  I don't believe people will really have the flexibility
to choose a different size once they're all hired out. It would just be
which one is next available.

My thought.....unlike the general public who require storage cages at one of
the multi storage facilities, we have a limited number of people we can
attract to lease the storage cages in Marquis...the tenants and the few
owners who live here. Many of the tenants live in studios and one bedders
and don't have a lot of extra funds I believe.  Perhaps it's more prudent to
offer a true incentive of $30-35 per month?

Thanks for feed back. My suggested rate is a bit of a guess. So thats why I
wanted to see what everyone thinks. 

 

Around 1500 per annum does not sound like a lot to me but perhaps others
disagree

Hi All,
  George is in the final stages of securing and cleaning cages and Maxine
will have bylaw's ready for the next AGM. It's time to turn out attention to
pricing.

Cages are between 1.5 ~ 3 sq meters. I will prepare a comprehensive drawing
to be attached with the bylaws of the dimensions of cages and it's my
intention to set pricing based on a square meter rate. The bigger the cage
the more the cost. The per meter price should be flexible for the sitting EC
at the time to set at the beginning of each year and then the pricing will
adjust based on this price for all cages.

When it comes to pricing the on going rate of storage space in Sydney in a
random sample of 8 storage locations from Sydney to Alexandria to Lichart is
around $100 Per Sq meter per month.

I would suggest that as this is not really secure storage that we should
provide some discount's due to the fact that's its common property and we
all own the cages I think a more fair rate would be around $50 Per seq meter
Per month.

Here's the working list of rules Im going with at the moment.

Initial rate $50 Per seq meter per month.
Cages will be available on a monthly basis using a license agreement.
Fees are paid one month in advance.
Fees are collected by the strata manager or the EC treasurer.
Licensees  1 month in arrears will be denied access to the cage and goods
removed.
A waiting list will be established and maintained by the EC secretary.
Preference will be given to owners over renters.
Cages will only be available to building residents no external building
access keys will be issued to non residents.

Interested in constructed suggestions.
