It depends if we want to work to a cost recovery basis or not.
Originally this plan was hatched because the strata scheme has no money.
It's running at a loss and levies will increase this year. The plan was
to decrease levies by raising revenue elsewhere. Im happy to do the job
even if it's as a public service to people within the building but down
at $520 per year we are looking at a simple cost recovery basis.
Around $40 ~ $50 per month per sq/mt we are looking at a net profit of
around $6~7k in the first year and +$8k in the years after that.
So perhaps the best way to proceed is this. A quick show of hands. Is
this a cost-recovery biased project or do we intend to stop the levies
going up this year.
Im in the lets make a bit of money corner. (not outrageous cause they
wont sell but enough to feed some money back into the strata)
Once we have reset the base I can perhaps suggest pricing that is
appropriate for the use.
