Hi Craig,

 

1.       I should have given more detail. The door, rollers and their
parts were removed and serviced. I originally attended to the first call
and re hung the door before the old tenants moved out. When the new
tenants moved in the same issue occurred hence having the door serviced.

2.       Yes the lift comes under the  BMC. However all my reporting for
both the BMC and residential come under one report. The current issue
which has now been resolved related to the door closing operator. All
call outs to the lift are covered under the comprehensive service
agreement. 

3.       There have been isolated issues but there was a communal issue
that affected all intercoms.  I did at the time notify you of this. If
the issue has reoccurred then of course there is a warranty.

Hello George,

Thank you for the details in your report, which I have reviewed. Would
you kindly respond to the following:

1.       Job 1039  I am very surprised at the cost of having the sliding
door put back on the tracks.  Mine sometimes does the same thing and
after careful manoeuvring it goes back on.  I'd be more than willing to
assist someone with their's before we spend such a large amount in
future.  If it's impossible to get one of these sliding doors back on
the track, is it the owner's responsibility or the EC's responsibility
to pay for this cost??

2.       Job 1061.  I understand from Matt at the last EC meeting that
the costs incurred in fixing the countless problems of the elevators
falls under the BMC.  Is this new required handrail part of their
responsibility also?

3.       I have noted that several apartments have trouble with their
intercoms.  This has happened to me several times over a short period.
Presently I don't have reception to William Street.  Are we under any
warranty for all these visits?
