For the record,
George Ziri alerted all of us to the tile issue at the facade on 21 March (email attached).
At this stage I was being pressed to finalise details for lobby refurbishment, but I advised the EC on 03 April (email attached) that Lobby Repair should be placed on hold until costs arrived for facade repair, as I knew costs for this would be large and funding would need consideration.
So; no one was concerned about the facade until GEORGE bought it up (not Shane)
In terms of Hazard Assessments, and liability, one must consider

WILL YOU BE PROTECTED BY CONSULTANT CERTIFICATION:
I'd say facade repair is urgent. Heavy tiles are about to start dropping onto the (busy) footpath...

I wouldn't be to worried Craig. If there is a real threat the fire department would go door to door. I dont think we need to panic on this one. In any case this will be my last email on the subject so as not to fill up everyone's email boxes. The number 1 priority at the moment is the facade.

we have been without the additional alarm system for 12 years...
The building is currently compliant... this proposal is in excess of legislation.
I see the merit in it, but I don't see the rush.

Thanks Shane for your response.
However, I believe we should keep the fire alarm and lobby items separate. The fire alarm system is rather critical I believe and it’s not an extraordinary cost. The other, however, is an option we can either agree to do in the future…….. or not…….ie the lobbies.
I’m not concerned about potential purchasers making a decision on whether or not they’re going to buy an apartment…………simply because the EC has decided to amortize $3,949 over all the 37 apartments……….for a fire alarm system!

Hi all, I am in agreement with Craig... however, I believe we should wait until George finalises quotes for repairing the tile facade at Williams Street side of the building, which is potentially a large cost.
Then we should review what we have in the sinking fund, and incorporate this and potentially a minor lobby refurbishment...
My logic is that; should the facade repair require a special levy (I think it will) - then we should include the above items with it.... A voluntary levy for refurbishment of lobbies, and upgrade of Fire services will not scare potential purchasers away... a levy for mandatorily repairs of the facade will scare purchasers... Let's package it up strategically for the benefit of all of us.
George, are you close to having tenders complete on facade repair?

2. There is a white jag that has been sitting in the visitors spot for the past 2 weeks. I’ll leave it to you.
3.Any news on warranty also for work carried out on the elevator that was jumping? The lift company sent someone out a couple of weeks ago and there is no problem with it at the moment. I just wanted to check if we should be looking a year warranty instead of individual payments for each service call? Over to you.
