Hello Rob and all,Apologies for not responding sooner but have been
enroute to London.  Wont be able to make it to the meeting on Monday
but glad that several of you understood my concern with the increase
in levies.  I did think it unusual that we agreed to the budget
without any discussion on increasing levies.
Maxine, I did send you when I q ueried the levy increase a couple of 
questions regarding the budget for 2014 being lower than the actual
for 2013 but you didn't respond to my question (these figures were
contained in the annual accounts passed out to us all at the AGM).
Please respond to that enquiry.
Rob, I don't believe I passed you my proxy, but happy to do so this
time for the upcoming EGM in order to vote on this particular matter

were sharing the load over time through all the owners as opposed to
leaving ourselves exposed to special levies at the time when a special
levy hit.

	Thanks Maxine for the explanation. I am not sure it was clear that
the actual levies would increase because of the budgets. Having said
that I would like to propose we meet again to discuss the budgets and
reallocate ( reduce ) in areas where we can ) so we can get the levies
back to the level they were. Quite frankly, the building of this type
does not warrant such extravagant fees as there are no facilities (
pool / doormen / gym etc ) Equally, it would appear we are subsidising
the Commercial owners quite heavily and maybe it is time for this to
be addressed. Could we please have a vote on whether we need to
re-meet to discuss the budgets

	The levy that was discussed at the AGM was:

	 

	Administration          $213,000.00 plus GST

	Sinking                   $  38,147.77 plus GST

	 

	The previous year was:

	 

	Administration          $196,000.00 plus GST

	Sinking                   $   5,000.00 plus GST

	 

	The Administration has increased due to the levy contributions to the
BMC as electricity costs and insurance costs have increased.

	 

	The Sinking amount was adopted as per what the sinking fund plan
proposed.  It was discussed that last year we only contributed to the
sinking fund $5,000.00 and I advised that we have to propose what the
sinking fund plan has stated but it is up to the owners corporation as
to whether you adopt that amount, which was passed at the meeting.

	 

	It was discussed that painting will need to be done in the next few
years and that the funds need to be built up for this rather than
raising special levies.
