Hi Maxine

 

I was heavily involved with the entire project and I'm not aware of
this. Would the agent have a copy of an email confirming?

 

I am waiting on the plumbers report relating to the balcony surcharge
which I will send as soon as I have.

Please find attached following correspondence from the property manager
of unit G01.  

 

She has advised that Kate and George approved the repainting of the
water damaged ceiling however I advised that only the EC can approve
this.  Lynda has then come back saying that the EC advised Kate this was
okay to proceed with.  Did the EC actually approve the repainting of the
ceiling?

 

Painting is not a strata issue inside a lot even if there has been
damage to common property (the ceiling) and results in the area needing
repainting.  This is your decision please advise accordingly.

Thank you for your quick response however this was approved by Kate
MacLachlan from your office. 

 

FYI in the past we have had a leak that the owner has been rebating the
tenant since 2010 however in February 2012 this matter was fixed however
there was water damage to the ceiling within the property and Kate
requested a quote to paint the ceiling due to the problem being a strata
issue which was supplied and she had accepted on behalf of the owners
co-operation and I believe George was also involved in this decision
however we had a tenant to move in and the tenant was supposed to give
access however being in the Navy was stationed to Melbourne for long
period of time and therefore this was not carried out. 

 

Now that tenant has vacated we would like to have this  painting
attended too. Maintenance order is attached for your perusal 

 

Also, we have had another leak in the property which has damaged the
timber flooring and we would like a copy of the plumbers report so that
we can make a claim on the landlords insurance for this flooring as
again I have a new tenant to occupy very shortly and would like these
problems fixed.
