Matt,
Purleaze....don't take it personally. I only spray when cornered (I had
plenty of skunks who used to live around my estate in the Hollywood Hills -
dreadful creatures).
As I mentioned in my latest email ("Hear all about it!") I reckon we should
take action on matters which can labour on and on (e.g. this matter). We
did after all think it was an important matter to discuss at the last AGM,
if you remember.
Regarding the leaking by the new water Quantam heaters - please remember,
there is really no extra expense - we are/were covered by insurance.
Again, what does it take to get extra security in this building and a safer
entry way. Remember, it was only a few months ago that Brook found a man
loitering in his second bedroom, stealing items!

You are correct. I do not believe the levies are to high. I have not
changed my opinion at all. However you are complaining about increases on
one hand and a proponent of expenditure on the next. This item has not even
been budgeted for. Currently there is unknown expense for the fixing of the
plant room floor. Unknown expense for the Quantum heaters. Your apartment is
flooded twice a year by things that need attention. I would think you would
be more worried about that then car park entry. My objection is spending
money when it's not required. I think this money is better spent on the
sinking fund.
However my main objection is to the security of property in the car park. If
remotes are stored in cars. (and they will be) a thief need only smash a car
window to get a remote. They can then exit the building with any property
and any car.
On a personal note. I would appreciate you keeping this debate civil and
agree with Dave it should be differed to next EC meeting. You have my vote I
will make no further comment on the subject. People are free to disagree
with you on this forum Craig without copping a spray from you. The EC is a
democracy if people disagree with you it's not personal. They just
disagree.

It's a NO for me on the following grounds.
a) Security is decreased in the car park by people leaving controllers in
their cars.
b) There is already complaints about fees being to high. This is an
additional $145 approx on the levies P/A Others are already complaining
about levies.
c) There is a zero cost solution available.

Provided we can use the same control for the exit (see my earlier email) I
agree we should go ahead with Tesnik - let's also make certain there is a
warranty for 12 months minimal.
To make it simpler for George, it should be the task, I believe, of the
leasing agent to monitor the return of each remote control, each time a
tenant signs up for a lease or leaves. George can then audit (every 6
months). This way he is not out there chasing down remote controls. The
leasing agent has this added responsibility (this method works well at a
property I own).

OK, on that basis, I vote yes for Tesnik remote control at $4150 + GST. I
presume that comes with 50 remote controls as well.
Can we do a proper admin of who had remote controls. Like Panorama, they
should only be given to people who have a car spot and each person should be
made to pay a deposit.
We should do a proper audit each 6 months following installation. That is,
recode every 6 months to allow for those who lose or move out or don't turn
up to have their remote recoded.
The funds should go to the Marquis rather than third party suppliers.
Is anyone in agreement?

the driver behind the wheel (you don't have to roll your window down or open
your locked door), but it saves one from having to stretch out the window to
scan the card. Several times the garage entry area is used by people
urinating or by homeless people and it is becoming a safety hazard to have
to open the garage door from the car, in the current manner.
