Please find attached email from the Fire Contractor confirming the 
egress direction in the event of an emergency.

*_FIRE ESCAPE_*

1.The door at the top of the fire escape on level 7 is *_permanently 
locked_*!! If there was a fire in the building and people tried to 
escape to the top level, using the fire escape, they would be caught at 
that door (the gym requires a key to be used and therefore there is no 
escape). _Enormous liability against all owners in the building_.  
Please have this door lock taken off _immediately_ and replace it with a 
regular non-locking handle. AWAITING NE SOUND FIRE TO PROVIDE EXTRACT 
FROM THE BCA.

Hello George,

Would you kindly provide the EC of Marquis with an update on each of the 
following items outlined below in my May 28 email.

One thing I did note was that the camera in the garbage room has not 
been put on the east wall, which provides a full view of those people in 
the building who are recycling correctly/incorrectly.  Was the 
contractor advised about the correct (east wall) position?

Interestingly enough (to point 2 below in my May 28 email), everyone may 
have seen on TV recently that there was a fire in the top floor of one 
of the football clubs (I'm not certain which).  Someone was in the sauna 
and poured eucalyptus oil on the sauna heater/flame and a large fire 
ensued. It would be a disaster if someone did that in our sauna!!!

I look forward (as I'm sure the other EC members are!) to receiving your 
update.

Hello George,

After our phone discussion this morning, I have come up with a better 
solution to the doors that open into the plant room.  Please change the 
latches to the opposite side of the left hand door; do not leave the 
latches where they are at present (why put locks with a key when you can 
simply change the location of the latches?).LATCHES HAVE BEEN ADDRESSED

As I have mentioned to you and the committee members, I regularly make a 
walk-through of the building to try and assist with the overall 
maintenance of the building.

In addition to the above, please act on the following items *_IMMEDIATELY_*:

*_SAUNA AND GYM:_*

*__*

1.Turn off the hot water which is presently available in the shower in 
the gym. As I mentioned during our discussion, it is simply not required 
(and adds to our overhead costs)....... as people can shower in their 
own apartments. HOT WATER HAS BEEN SHUT OFF TO THE FACILITIES

2.I am very concerned whether or not the sauna turns itself off.  Are 
the "on/off" buttons regularly checked?  Please advise.  I noted over 
the weekend that someone had placed a large plastic object in the 
sauna.  If the sauna doesn't turn itself off, _or even if it does_, the 
plastic object could have melted and there could have been potential for 
a fire in the building. THE SAUNA HAS BEEN PROGRAMMED TO OPERATE BETWEEN 
9AM -- 9PM DAILY AND HAS A HALF OVER TIMER. THE SUANA COALS ARE DESIGNED 
TO HAVE WATER SPLASHED-ON WHICH CONTROLS THE AMOUNT OF STEAM.

Furthermore,  I was recently woken by a lot of noise in the gym area 
(around 3am).  On investigation, I found two tenants in the sauna (they 
said they were from apt 304) with a bottle of red wine left outside the 
sauna.  The floor of the gym was completely saturated with water as they 
walked back and forth between the shower and the sauna.

You can only imagine if they had been drunk, fallen asleep in the sauna 
.......a newspaper or something else had been taken into the sauna and 
fallen onto the heater, and again.......ENORMOUS potential for death or 
fire or an insurance claim against ALL the owners of Marquis.

Please ensure that in a separate notice to be circulated to *_ALL 
residents and owners_* that you advise that the gym and sauna are _only 
available between 9am and 9pm_ and that under *_NO CIRCUMSTANCES _*are 
*_ANY BEVERAGES_* (including liquor, bottled water) to be taken into the 
gym/sauna area. Bottles, of any type could be left on the wooden sauna 
seats or dropped onto the actual sauna heater itself.  As I mentioned, a 
potential fire/injury hazard. NOTICES WERE DISTRIBUTED LAST WEEK.

Kindly have a sign made up asap which is placed on the wall outside the 
entrance to the gym (at the top of the fire stairs), highlighting the 
hours of opening/closing (9am to 9pm) and which also details that 
*_BEVERAGES ARE NOT PERMITTED IN THE GYM OR SAUNA AT ANY TIME. _*SIGNS 
HAVE BEEN PUT UP ON THE 2 DOORS LEADING THE GYM, SUANA AND ONE ON THE 
SAUNA DOOR*__*

*3.*I have also been into the gym/sauna on several occasions and have 
found the lights left on all night by the occasional person who uses 
these facilities.  Please install motion lights to replace the existing 
lights.  This will also reduce the electricity costs. THIS SHOULD BE 
INSTALLED TODAY.*__*

In order for the motion lights to work, however, we need to install a 
blind on each of the two windows as there is presently too much outside 
light.   A blind on the western side will protect the gym from the 
direct, hot sun in the afternoon.  A blind on the easterly window will 
also provide privacy for people as they step into/out of the sauna from 
the building to the east of Marquis.  I am happy to assist you in 
choosing the correct blinds. I HAVE NOT HAD THE CHANCE TO. I WILL MEET A 
BLINDS SUPPLIER IN THE NEXT COUPLE WEEKS.

*_GARAGE GARBAGE AND PERSONAL STORAGE ITEMS:_*

1.*_Storage Cages_*. Presently, there is a lot of trash in some of the 
garage caged areas.  Some of this garbage is from former tenants who 
have left the building and have simply used storage cages to 'drop off' 
any of their cartons etc that they didn't wish to take with them

2.*_Car Spaces_*. There are several other car spaces, which don't have 
storage units, which contain trash and personal items.

*_Notice to all owners/tenants._* For each of the above points, please 
place under the door of each apartment a separate notice to advise the 
occupant/s to immediately remove everything ie garbage and personal 
items (excluding bikes) from their allocated car space and/or cage. The 
same notice should be mailed to _each owner_ of any apartment in the 
building.  I request that once this notice has been delivered that you 
closely monitor the situation. . LETTERS FROM THE STRATA MANAGER WERE 
DISTRIBUTED TODAY TO ALL RESIDENTS

*_TRASH/GARBAGE ROOM -- Level E_*

1.As I mentioned to you on the phone this morning you need to ensure 
that we change the notices on the wall so that residents can clearly see 
which type of rubbish is placed into the correct bin.  Kindly contact 
Sydney Council to ensure that we have the correct coloured bins.  I 
understand that all cartons, containers and glass bottles can be placed 
in the same bin.

I have personally gone down to the garbage room with a couple of other 
resident owners and have tried to sort it the garbage ourselves.....ie 
into recyclable and non recyclable trash.  We are FED UP that other 
residents don't take similar care and responsibility in recycling.  
Please send a *_separate notice_* to each apartment (again under each 
apartment door) and ensure one is mailed to _all owners_, regarding the 
above.

You have mentioned that you are going to include a camera in this room.  
I would highly recommend that you place the camera  on the left hand 
back wall (east wall), so that people can see it immediately on entry. I 
WILL CHECK WHY THE DUMMY CAMERA WAS NOT INSTALLED ON THE FAR WALL.
