I assume that we have the painter 'on the hook' for his warranty in a manner that is documented.  

I understand that there will be auctions at the site in the coming week or two...?

The above points being accurate, I suggest that we book the painter to complete the remedial work, not before the Auctions which will be conducted at the site.

 

Prior sales in the building set precedents for future sales in the building, so all of us benefit from strong sales within the block, and the apartments on the market should be given the best opportunity to present favourably. 

Remedial works underway during an Auction is disconcerting, and will dampen potential buyers exuberance.

I have been following this matter very closely.  As a result of the specialist’s report, the painter has now assumed full responsibility.

 

The cracks are growing very slowly, every day.   I believe we should take action immediately and have the hobs repaired as soon as possible.  We should not have this matter delayed any further.
